Lititz South Gateway
Approaching historic downtown Lititz from the south, a suburban development pattern has taken hold and the South Gateway Plan was developed to change that for future generations. This land use plan looks at how to modify zoning to create a more welcoming entry sequence to Lititz from the southern end. The plan focuses more on the pedestrian experience than vehicular.
By using curb bump-outs, on-street parking indicators, crosswalks, and street trees, the traffic calming measures will create a more welcoming and safe place for pedestrians.
Going further, with new codes in place, future development will require shallow building front setbacks and encourage rear parking lots and consolidation of those lots.
The South Gateway Plan establishes a proactive vison for the future of this area to encourage appropriate adjustments to future land use maps, existing zoning and parking standards, as well as the sidewalks, street trees and lighting – all elements that are important to establishing a welcoming presence and place.
The land-use plan has a 15-year vision to be completed in two phases. Renderings and sketches were created as part of this project to illustrate the vision.
