Hempstead Downtown Master Plan

Although this community was once the most vibrant downtown in Nassau County NY, it has suffered a loss of businesses, jobs and downtown vitality resulting in blight and surplus municipal parking lots. This plan seeks to realize redevelopment and job creation for Hempstead’s historic downtown and multimodal transit hub serving 35,000+ daily riders. We co-authored a Master Plan and Form Based Code to incentivize an expedited approval process and a general development plan approval for 5M SF of hotel, retail, education, office, and residential uses in close proximity to the transit hub. The Village and their designated Master Developer entered into a Public Private Partnership to realize these goals. Early phases are currently being developed on five sites to build 30,000 SF of retail and 1000 multi-family, assisted living and student living residences. Our services included urban design, one of the first form based zoning codes in the State, civic space design, municipal presentations and perspective renderings.
